Owning vs. Leasing Solar in Oregon
 

Before You Go Solar, Ask These Nine Questions

1. Am I getting straightforward solar guidance from an ETO-recognized installer?

With the expiration of the residential solar tax credit in 2025, a common question we are hearing from prospective customers is whether it’s better to own or lease your solar system in 2026. Here is a simple breakdown of owning vs. leasing solar in Oregon and when each might make sense.

2. What should I know about third-party ownership, solar leases, and Power Purchase Agreements (PPAs)?

The basics: A solar installation company will help you sign a lease or a Power Purchase Agreement (PPA) through a third-party business that owns and maintains the solar equipment installed on your roof. These options typically have no upfront costs. With a lease, you pay a fixed monthly amount for the term of the agreement (usually 20 years). With a PPA, instead of paying for the system, the homeowner pays for the electricity the system produces.

3. When does leasing or a PPA make sense?

These models can be good options for homeowners who:

  • Have high energy bills but lower income, and can’t afford the upfront cost of solar.

  • Don’t qualify for standard solar loans or don’t want to own their own system.

  • Plan to stay in their homes for the full lease or PPA term.

4. When do leased systems fall short?
  • If you decide to sell your home before the agreement term is up, the lease or PPA can add complexity to the real estate transaction if the buyer doesn’t want to assume it.
  • Potential to “buy twice”: paying monthly and then needing to buy out the lease/PPA during a home sale if the new homeowner doesn’t accept the terms.

  • Leases often include “escalators,” increasing monthly payments over time.

  • The lease or PPA company chooses the quality of equipment installed on your roof.

  • Lower lifetime savings compared to ownership, since monthly payments or per‑kWh charges reduce the long‑term financial benefit.

5. What about solar ownership?

The basics: You purchase and own the system outright. The homeowner either self-funds the purchase or uses a solar loan to cover the installation cost.

6. What are the benefits of owning solar?
  • Your system is eligible for Energy Trust of Oregon’s residential solar incentive program, which is $2,500 for most systems but can be more for income‑qualified Oregon homeowners.

  • You receive the full benefit of long-term energy savings—essentially pre-paying for electricity at a lower cost.

  • Your home value can increase, and there is no solar lease attached to your home sale.

  • You stay in control of your equipment and any desired future upgrades (batteries, vehicle-to-home, etc.).

7. What should I know about solar ownership?
  • Ownership requires a large upfront investment or financing through a solar loan.

  • You are responsible for the system, with a workmanship and roof warranty provided by Sunpath and 25+ year equipment warranties provided by the manufacturers.

  • Solar systems require very minimal maintenance, especially compared to how heavily lease and PPA providers often highlight “maintenance coverage.” Most modern systems operate reliably with little to no upkeep, and long-term manufacturer warranties already protect major components.

8. Why has Sunpath chosen the ownership model?

In our view, most homeowners going solar in the Willamette Valley will see the highest long-term value by owning their system. Ownership keeps you in control of the quality of your components and any future upgrades you’d like to make. Leasing models can often hide long-term costs, such as a home sale that triggers the need to buy out the agreement.

We have chosen not to provide solar leases or PPAs and instead focus on selling directly to homeowners. If a lease or PPA is truly a better option for your situation, we’ll let you know and point you toward a reputable solar provider that offers them.
